The Edinburgh rental market remains one of the tightest in the UK. Here's our snapshot heading into spring 2026.

Average rents

Based on listings across Edinburgh:

  • 1-bed flat: £850–£1,100 pcm (city average)
  • 2-bed flat: £1,050–£1,400 pcm
  • 3-bed flat/house: £1,300–£1,800 pcm
  • 4+ bed house: £1,600–£2,500 pcm

The most affordable areas remain Gorgie, Dalry, and Leith Walk for central locations, with Gilmerton and Liberton offering better value further south.

Supply and demand

Rental stock in Edinburgh has been gradually recovering from the post-pandemic low, but demand still significantly outstrips supply. Properties in popular areas like Marchmont, Bruntsfield, and Stockbridge typically receive multiple applications within 48 hours of listing.

The short-term let licensing scheme, introduced by the City of Edinburgh Council, has pushed some former Airbnb properties back into the long-term rental market — a positive trend for renters, though the impact so far has been modest.

What to expect this summer

The July–September period will be competitive as usual, driven by student turnover and new arrivals to the city. If you're planning to move in the autumn, start searching in June. Key tips:
