Leith
Once Edinburgh's rough-around-the-edges port district, Leith has undergone a remarkable transformation over the past two decades. Today it's the city's most vibrant neighbourhood — a place where Michelin-starred restaurants sit next to traditional pubs, and converted warehouses house creative agencies and startups.
Average rent: £850–£1,100 for a 1-bed flat. Commute: 20 minutes by bus to the city centre, or a pleasant 30-minute walk down Leith Walk. Lifestyle: Excellent restaurants (The Kitchin, Aizle, Harmonium), craft beer bars, weekend farmers' market at Leith Links, waterfront walks.
Stockbridge
Stockbridge feels like a village within the city. Nestled in a valley just north of the New Town, it has independent shops, excellent cafes, and a famous Sunday market. It's popular with young professionals who want character without the noise of the city centre.
Average rent: £900–£1,200 for a 1-bed. Commute: 15-minute walk to Princes Street. Lifestyle: Sunday market, Water of Leith walkway, independent bookshops and delis, the Botanics on your doorstep.
Bruntsfield & Marchmont
These neighbouring southside areas are Edinburgh's most liveable. Tree-lined streets, excellent independent shops on Bruntsfield Place, and Bruntsfield Links for summer evenings. Marchmont is slightly cheaper and has a mix of professionals and postgrads.
Average rent: £800–£1,050 for a 1-bed. Commute: 15 minutes by bus, 25-minute walk. Lifestyle: Bruntsfield Place shops and restaurants, the Meadows for running and cycling, close to Morningside for more options.
New Town
If budget isn't your primary concern, the New Town offers Edinburgh's most prestigious address. Georgian architecture, garden squares, and a central location that's hard to beat. Flats tend to be larger and more elegant than elsewhere.
Average rent: £1,100–£1,500 for a 1-bed. Commute: You're already in the centre. Lifestyle: George Street bars and restaurants, Princes Street Gardens, walking distance to everything.
Gorgie & Dalry
The best value in central Edinburgh. Gorgie and Dalry are authentic, unpretentious neighbourhoods with excellent transport links and significantly lower rents than trendier areas. They're increasingly popular with young professionals priced out of Leith and Stockbridge.
Average rent: £650–£850 for a 1-bed. Commute: 10 minutes by bus to the city centre. Lifestyle: Tynecastle Park (Hearts FC), good Asian restaurants on Dalry Road, easy access to the canal towpath for cycling.
